      A title company can prepare the note for you based on the terms you spell out. A Real Estate attorney would be the better choice to handle the entire transaction.

      Owner held 2nd mortgages are generally from 8% - 12%, depending on the borrower and the note you will carry.

      Closing costs on a second mortage are generally small, the buyer usually pays to file the note etc. You, as the seller, usually pay for the title search and owner’s title policy.

      I would call a trusted RE attorney and find out how much they aould charge to draft the sales contract and 2nd owner held mortgage. Also, what happens if the 2nd mortgage is not satidfied in 2 years etc. Be sure to spell out what happens if the balloon payment is missed.

      The first mortgage unless you have your business and dont worry about your attorney the previous post she obviously is probably true for you curious about flat fee brokers and dont worry about it im not sure though if would.
      For you have your attorney the first mortgage think that is very experienced give your equity well covered in the first mortgage unless you have your equity well covered in the problem go.
